Sheldon, Iowa — The Sheldon Board of Adjustment has cleared the way for a new advertising sign to be placed on the Poppema Sikma property on the northwest corner of Highway 18 and Business 60. Nick Vande Waerdt of DKOI, Inc in Rock Valley explained the need for a variance from the required 50-foot setback required by city ordinance. Some Board members were concerned that the action would set precedent for future requests. But other comments doubted that they would find another situation exactly like this with a sixty thousand dollar sign. It was also noted that DKOI had received tentative approval from the Department of Transportation. The variance was approved by a unanimous decision.
When it came time to consider the variance requests for the former D.O.T. building on Business 60 South, City Attorney Micah Schreurs brought the Board up to date on the City Code regarding variances and special exceptions. Lora Meendering and Tami Vander Veen plan to have a brewery and coffee shop at the location and needed several variances to make that possible. After discussion the Board voted to accept all of their requests, including a variance request to reduce the front yard setback to accommodate the addition of a front entrance, and another to allow a back patio. Two special exceptions will allow a cocktail lounge and liquor sales at the location. Another special exception was passed that will allow the parking of trailers on the south part of the property. The owners also plan to have two apartments in the upper level of the building.
