New Sheldon Business Park Announced

Sheldon, Iowa — When the Sheldon Planning and Zoning Commission met Tuesday, they voted to approve the preliminary plat of the Sheldon Crossroads North Business Park, located north of Highway 18, across from Bomgaars and Ziegler Cat.

They also voted to zone this area as an arterial commercial district.  This designation allows a wide variety of commercial uses including automotive sales, restaurants, motels, general retail sales, convenience stores, professional offices and many others.  The plat consists of three lots of five to six acres and four lots of three to four acres each. 

Looking ahead for future expansion, the owner of the property, the SCDC, has a fifteen-year option on the purchase of adjacent land to the north and east. 

The commission also approved the rezoning of the Rustic Ridge Addition from agriculture district to suburban residential district.  Since this area is within one mile of the city limits, and O’Brien County does not have county zoning, the City of Sheldon has zoning responsibility for that area.
