Sheldon Board Of Adjustment To Meet Wednesday

Sheldon, Iowa — When the Sheldon Board of Adjustment meets Wednesday afternoon (September 29th) they’ll talk variances, receive a special exception request and the appeal of an enforcement order.

One of the items is a request from Dave and Sue Van Maanen for three variances to allow them to construct three storage units on their properties at 3379 and 3389 Runger Street.

Randy and Marilyn Miller of Altoona are requesting a zoning variance and a special exception for property they own on the west side of North 2nd Avenue. The property is currently used by Iowa Plains Signing for storage.

Another item for the Board of Adjustment to consider is a “use variance” to the Zoning Code, to allow for the construction a dog breeding kennel on their property at 215 North 18th Avenue.

Owners Lidia Perez & Sergio Rivera are appealing the Zoning Administrator’s enforcement order to tear down the house at 317 West 7th St. The Zoning Administrator says the house hasn’t been occupied as a residence since at least 2001.  The property owners’ request is to be granted one year from the date of the hearing for the house to be resided in again – either to be sold or used as a rental. The Zoning Administrator says there are two main reasons why this needs to be considered by the Board of Adjustment.
1. Due to the 20-year lapse of time, and the ongoing maintenance issues, a firm timeline
needs to be set for the matter to be resolved.
2. If the property is sold, the zoning may be a factor for financing; lenders and appraisers
often ask about compliance with zoning. A favorable Board of Adjustment ruling would
address that issue.
