UPDATE: Co-op Gas & Oil To Build Travel Plaza At 18 & 60 Junction

Sheldon Iowa — Monday’s announcement of a new Coop Gas & Oil Travel Plaza to be built in the Crossroads North Business Park will make the travel plaza the first business to locate on that recently-acquired piece of property.

The tract of land comprising the Crossroads North Business Park is located at the northeast corner of the junction of Highways 18 and 60, across Highway 18 north of Ziegler Caterpillar. Sheldon Development Director Curt Strouth tells KIWA that the new Travel Plaza will be located directly adjacent to both highways.

Strouth says that location will provide convenient access to both highways.

He says Coop Gas and Oil received no financial incentives to seal the deal, with the exception of a slight price discount to $48-thousand per acre for the 6-acre parcel of land.

We asked Strouth about a timeline for construction of the Travel Plaza.

The sale of the 6-acre tract to be used for the Coop Gas & Oil Travel Plaza leaves 29-acres remaining in the development for other businesses. Strouth says they are constantly marketing the land, looking for other projects to locate there.

The Cooperative has been a part of the Sheldon Community since 1924 and is member-owned,
with all profits being distributed back to the membership. It currently has 50 employees serving
Northwest Iowa.

Sheldon, Iowa — CO-OP Gas and Oil has announced plans to construct a Travel Plaza in Sheldon.

The Travel Plaza will be located in the brand-new Sheldon Crossroads North Business Park, which sits at the northeast intersection of Highways 60 & 18, located on Sheldon’s east side, according to a release from the Sheldon Chamber & Development Corporation.

The Travel Plaza is set to be built on 6-acres of ground and will offer a wide variety of amenities to customers, including a 5,000+ square foot convenience store which will include a branded food option, an 8,000+ square foot service center, a gas fueling area for vehicles, and a large diesel fueling area which will cater to truck traffic and parking, according to the release.

Tyler Boone, General Manager for CO-OP Gas and Oil said that “Being a Cooperative, we are always
looking to provide the most value back to our membership. We are very excited for what this project will bring, not only to our existing membership, but to the Community of Sheldon and the increased tourism that will certainly ensue.  Boone says, “this investment alone won’t make these efforts successful however; we will need the continued support of our membership as this support allows us to grow, expand, and prepare for the future.”

Sheldon Mayor Katricia Meendering says, “This has been a work in progress for some time, and
now with much appreciation of patience, we are enthusiastically excited to announce and welcome COOP Gas and Oil Travel Plaza to the new Sheldon Crossroads North Business Park!” She went on to say, “We heard the requests for this need, our staff and the team at CGO have worked diligently to make this venture happen. Congratulations and welcome CGO Travel Plaza!”

Sheldon Development Director Curt Strouth said, “We are extremely excited for this project and we want to thank the whole team at CO-OP Gas & Oil for their continued commitment to our community and region.” Strouth went on to say, “We know that this project will have a huge impact on the continued growth of our community and will also provide a major development anchor in our brand-new Crossroads North Business Park.”
